Bleach won’t fix rust. Iron stains need the right cleaner, used gently.
Quick Answer: Why Is There Rust on My House From the Sprinklers?
Many Tampa homes water their lawns with a private irrigation well. Well water often has iron in it. When sprinklers spray that water, the iron meets the air and turns into rust, just like a wet bike left outside. The rust dries on your walls, driveway, and fence as orange stains. Bleach will not remove it. It needs a cleaner made for iron stains.
| What You See | What It Usually Means | What to Do |
|---|---|---|
| Orange marks low on walls near sprinklers | Iron in irrigation well water | Iron stain treatment, then fix the water |
| Orange arcs or lines on the driveway | Sprinkler spray with iron water | Rust stain treatment |
| Small round orange dots on concrete | Fertilizer with iron in it | Orange stain treatment |
| Brown marks under metal furniture or grills | Rust from metal objects | Rust stain treatment, move the item |
What Causes Rust Stains From Well Water?
Deep underground, iron in the water stays dissolved, so the water looks clear. When your sprinkler sprays it into the air, oxygen changes the iron into rust. The orange film sticks to whatever the water lands on. Every time the sprinklers run, a little more iron is left behind, so the stain gets darker and darker.
When It Stains
Iron starts causing reddish-brown stains at about 0.3 mg/L, which is the same as 0.3 parts per million.
Florida Wells
Groundwater in southwest Florida has been measured at about 0.1 to 7.0 parts per million of iron.
Why So Fast
Florida’s limestone aquifer makes water less acidic, which helps iron turn into rust very quickly.
Health
The Florida Department of Health says iron in water is not a health hazard. It is a staining problem.
Why So Many Tampa Homes Have Orange Rust Stains
Lots of Tampa-Area Lawns Use Irrigation Wells
Many homeowners use a private well for their sprinklers to keep the lawn green without using drinking water. Irrigation wells are especially common in Tampa-area neighborhoods like Brandon, Riverview, Lutz, Carrollwood, and Valrico, where many homes have their own well just for the lawn. That well water can carry iron.
Sprinklers Hit Walls and Concrete
Sprinkler heads near the house, driveway, or fence spray past the grass. Every time they run, iron water lands on stucco, pavers, and sidewalks.
Hot Sun Bakes the Stain On
Tampa’s strong sun dries the water quickly, which leaves the iron behind and helps it bond to rough surfaces like stucco and concrete.
It Builds Up Over Time
One watering leaves only a tiny orange film. Months of watering leave thick orange bands that do not rinse off with a hose.
Where Orange Stains Show Up Around Tampa-Area Homes
Lower House Walls
Orange bands or speckles on stucco near sprinkler heads.
Driveways and Sidewalks
Curved orange arcs that match the spray pattern.
Pavers and Pool Decks
Orange tint between and on top of pavers near the lawn.
Fences
White vinyl fences turn orange fastest and are easy to spot.
Pool Cages and Screens
Frames and screens near sprinklers can pick up orange spots.
Mailboxes and Curbs
Anything in the spray zone can turn orange over time.
What Not to Do
- Do not use bleach. Bleach is for mold and mildew. It does not dissolve rust.
- Do not blast it with high pressure. It can scar concrete, strip paint, and damage stucco while the stain stays.
- Do not use strong acids without training. Harsh acids can etch concrete, burn plants, and hurt you if used wrong.
- Do not scrub with a wire brush. It can scratch surfaces and leave metal bits that rust later.
How We Remove Rust Stains in Tampa
We use a cleaner made for iron stains, applied at low pressure. It loosens the iron from the surface instead of trying to blast it off. If your walls also need a general wash, see our house washing service.
1. Find the Cause
We look at where the stains are and which sprinkler heads are hitting the surface.
2. Protect Plants
We wet your plants and grass before and after treatment.
3. Test a Spot
We try a small area first to make sure the surface reacts well.
4. Treat the Stains

6. Even It Out
If needed, we wash the whole wall or slab so it looks even, not patchy.

How to Stop Rust Stains From Coming Back
Cleaning removes the stain, but orange stains come back every time iron water hits the surface again. To stop it for good, you have to fix the water or where it goes.
Test Your Well Water
A water test shows how much iron you have, and helps pick the right fix.
Aim Sprinklers at Grass
Adjust or swap heads so they stop spraying walls, driveways, and fences.
Iron Filter for Sprinklers
A filter made for irrigation can take the iron out before it reaches the sprinklers.
Iron Injection System
A system that adds a safe additive can keep iron dissolved so it does not stain. These usually work best at lower iron levels.
Water at the Right Time
Follow your watering day and run sprinklers early so less water lands on hot surfaces.
Clean Stains Early
New stains come off easier than old ones that have baked in for months.
Most irrigation lines skip the home’s water softener or filter on purpose, so a separate system for the sprinklers is usually needed. Ask a licensed irrigation or water treatment pro which option fits your well.
Got an HOA Notice About Orange Stains?
Many Tampa-area HOAs send letters when walls, driveways, or fences have orange iron stains. It is one of the most common notices homeowners get in communities with sprinkler wells. Here is what to do:
1. Read the Deadline
Find the date you need to fix it by and what the letter asks for.
2. Take Before Photos
Snap clear photos now, so you can show the change later.
3. Book the Cleaning
Call or send a photo. We will tell you what is possible and the price.
4. Send After Photos
Share the after photos with your HOA to show the problem is fixed.
Important right now: during Tampa’s current water shortage, HOAs cannot enforce rules that require pressure washing just for looks. Read our guide to Tampa pressure washing rules and HOA letters.
What Florida Law Says About HOA Fines
- Florida Statute 720.305 generally limits HOA fines to $100 per violation and $1,000 total for an ongoing violation, unless your community documents allow more.
- Before a fine, the HOA must give you at least 14 days’ written notice and a chance for a hearing before an independent committee.
- If you fix the problem before the hearing, or the way the notice explains, a fine generally cannot be charged.
- Fines under $1,000 generally cannot become a lien on your home.
Good to know: under Tampa’s current water shortage rules, cleaning only to meet HOA looks standards is not counted as necessary maintenance inside City of Tampa limits. We check the rules for your address before booking. We are not lawyers, so read your HOA documents and ask your HOA or an attorney if you have legal questions.
Tampa Water Rules
Tampa is under a regional water shortage order through March 31, 2027, and Hillsborough County has watering-day limits. Inside City of Tampa limits, washing just for looks is limited right now. We check the current rules for your address and the reason for cleaning before we book.
Frequently Asked Questions
Why are there orange stains on my house from the sprinklers?
Your sprinklers are probably using well water that has iron in it. The water looks clear, but when it sprays into the air and dries on your wall, the iron turns into rust. That leaves orange marks wherever the water hits.
Will bleach remove rust stains?
No. Bleach kills mold and mildew, but it does not dissolve rust. Iron stains need the right cleaner. Using bleach on them can waste time and sometimes make the stain look worse.
Is iron in my well water dangerous?
The Florida Department of Health says iron is not a health hazard. The problem is looks: at about 0.3 mg/L (0.3 parts per million) iron can start causing reddish-brown stains.
How do I stop rust stains from coming back?
The stains come back every time iron water hits the surface again. The real fix is the water: test your well, aim sprinkler heads away from walls and driveways, and ask an irrigation or water treatment pro about an iron filter or injection system for your sprinklers.
Can you remove rust from pavers and stucco?
Usually, yes. We use a cleaner made for iron stains at low pressure, then rinse well. Very old, deep stains may get much lighter instead of fully disappearing, and we will tell you that before we start.
Are the orange spots on my driveway always from well water?
Not always. Small round orange dots are often from lawn fertilizer that has iron in it. Long streaks or arcs that match where sprinklers spray are usually from well water. Both are iron stains, and both can usually be treated.
